What's the difference between a mold inspection and mold testing?

A mold inspection is a visual check of the home for signs of mold and the moisture conditions that cause it, plus thermal imaging to catch hidden dampness. Mold testing goes further by collecting actual air and surface samples and sending them to a lab to identify what's present and at what level.

My nose is always plugged — could it be mold?

It's possible. Ongoing congestion, sneezing, and sinus irritation can be triggered by airborne mold spores, especially if symptoms ease up when you're away from home. Testing is the only way to confirm it.

How long do results take?

What do I do if mold is found?

The next steps are identifying and fixing the moisture source, then having the mold professionally removed. I don't perform remediation myself, but I'm happy to point you toward reputable local remediation companies.

Can I just clean it myself?

Small, isolated surface mold can sometimes be cleaned with proper precautions. Widespread growth, recurring problems, or mold inside walls, ceilings, or HVAC systems should be handled by a professional remediation company.

How do I stop mold from coming back?

Control moisture: fix leaks right away, keep indoor humidity under 50%, improve ventilation in kitchens and bathrooms, use a dehumidifier in damp areas, and check the home periodically for early signs.

Do you test for black mold?

Yes. Lab analysis identifies the specific mold species present, including Stachybotrys chartarum (black mold), and whether levels are elevated.

No musty smell — could I still have mold?

Yes. Not all mold produces a noticeable odor, and it can grow out of sight behind walls, under flooring, in HVAC systems, or in attics and crawlspaces. Past water damage or unexplained symptoms are both good reasons to test.

Does home insurance cover mold removal?

Usually not, unless the mold resulted from a sudden, covered event like a burst pipe. Mold from ongoing moisture issues is typically excluded. Check with your provider for specifics.
