What a Pre-Listing Inspection Actually Is

A pre-listing inspection is the same top-to-bottom home inspection a buyer would order, except you hire the inspector before the home goes on the market. I walk the roof, the attic, the crawlspace or basement, the electrical panel, the furnace or heat pump, plumbing, windows, and the structure itself, and I give you a full written report with photos, just like I would for a buyer.

The difference is timing. You get the information first, while you still control the decisions.

Why It Matters More Here Than in a Lot of Markets

Northern BC housing stock has its own personality. We've got a lot of older homes on original wiring, wood stoves and WETT-certification questions, well and septic systems on acreages outside city limits, and foundations that have dealt with a few decades of freeze-thaw cycles. None of that is a dealbreaker, but it's exactly the kind of thing a buyer's inspector is trained to flag.
